Our Services
Every landlord has a different reason for letting a property and will therefore have different needs. We provide a three landlord services:

With this service we find you a tenant, organise the tenancy agreement and start the tenancy, leaving you to maintain the property during the tenancy. - LET AND RENT COLLECTION
We find you a tenant, organise the tenancy agreement and collect monthly rent payments on your behalf, leaving you to maintain the property during the tenancy. - FULLY MANAGED
We let, collect the rent, carrying out property visits and be the point of contact for the tenant when breakdowns occur for which the landlord would be responsible. A comprehensive and hassle-free service which allows landlords to have the peace of mind that their tenants are in good hands.

Property marketing
We carry out a property appraisal, advise on market trends and agree the rental figure; take photographs and prepare marketing details; advertise on property websites (Right Move); arrange for a To Let board to be put up (if permitted); carry out accompanied viewings and keep you updated on viewing levels, feedback and offers. |

Tenant referencing and Right to Rent checks
We use a third-party referencing agency to check a prospective tenant(s). This process includes ID and residency checks. Right to Rent verification is also carried out to ensure tenants have the right to rent in the UK in accordance with the immigration legislation. |

Collection of the deposit and first month’s rent in advance
We ensure that a tenant will not be permitted to move into your property until we have received the tenancy deposit and the first month’s rent in advance has been received and cleared through the bank. |

Contacting utility suppliers and local authorities
We notify utility suppliers and the local council tax department of a change in occupation at the property and where applicable provide the meter readings. |

Renewal and rental increase negotiation
In the final months of a tenancy, we will speak to you and the tenant regarding a renewal. If both parties wish to proceed, we will negotiate any adjustment of the monthly rent. We will then arrange for renewal paperwork to be drawn up. Alternatively, we can serve appropriate notices should you wish to regain possession of the property. |

Continued collection and accounting your rent
As soon as your rent is received in our account, we will transfer it to you via an online bank transfer. We account rents to landlords Monday-Friday. |

Registration of the tenant deposit with a government approved protection scheme
We register the deposit with the Tenancy Deposit Scheme (TDS) and provide tenants with the prescribed information they require regarding how their deposit is protected. |

Arrangement of the Inventory Report, Check In and Check Out
We use a third-party Inventory Clerk to compile the inventory and complete the check in and check out reports. |

Visits and reports
We visit your property every 6 months and provide a report to you so you know exactly how it is being looked after. We will also suggest maintenance work or other action if necessary. |

Point of contact for tenants
When breakdowns occur (for which the landlord would be responsible) we are the point of contact for the tenant. We arrange for a third-party contractor to visit your property to carry out the maintenance/repair work required. |

Arranging annual gas safety inspections and boiler service
We arrange with the relevant third-party specialists on your behalf. |

Tenancy Deposit Return
We agree any deductions (as per the check-out report) from the deposit between you and your tenant. The balance is returned to the tenant in accordance with the terms of the tenancy agreement. When no agreement is reached and where a dispute is raised, we can make a submission to the TDS on your behalf subject to a fee agreed in advance. |

1 Let Only renewal fees are payable. Please see the fee schedule within the Terms of Business.
2 Third party costs (ie inventory report, gas or electrical inspections, production of certificates, or the completion of any repair work) will be payable.
THE TENANCY AGREEMENT
Every tenancy agreement we draw up will protect your interests by complying for the latest legislation. For all services, there is a separate fee for compiling the tenancy agreement to be drawn up.
ADDITIONAL SERVICES
As an independent company we can offer a range of additional services to complement the three landlord services shown above.
As each property and client are individual, we are happy to discuss other ways in which we can help you achieve your goals. This might be at the commencement of a let only service we where we arrange for third party contractors to carry out cleaning, gas, electrical checks and installation of smoke or carbon monoxide detectors. Alternatively, this may be assisting you with an insurance claim, searching for a new investment property to buy, or arranging the sale of your existing property.
